jaeclecticI now have in hand the counter-offer, which is 10K higher than my offer. Which might mean that they got an offer that high, or might be pure gamesmanship.
Meanwhile, I had been thinking hard about my finances (on the one hand) and (on the other hand) what a fair price for this property really is. For my finances, I had concluded that I could stretch another 5 or maybe 7K before it started getting painful. Based on the comps, I think the offer I made (at 5K above their asking price) was actually quite fair, another 5K on top of that would be on the high side but not totally implausible, but another 10K is absurd.
Plus they want to close in 21 days. This is exceedingly inconvenient for me because 1) I have a lease to deal with, and generically would prefer to close later instead of sooner, and 2) I will be out of town from April 19 through May 1, so the close would actually have to be in something like 18 days and then I'd be gone for 2 weeks and not able to do anything constructive...
So anyway... I will probably counter-counter, but not meet their asking price. Since there are 3 other offerers, there seems a reasonable chance that one of them will be silly enough to meet their price, so the chances that I'll get it are pretty darn slim.
