- Went for a walk over in Adams Point
- Got my realtor to send another batch of "comps"
From the walk, I conclude: I love this neighborhood. It is just great, I really want to live there.
From the comps, I conclude: this unit is not a rare find, and they really are asking top dollar for it. In the past 3-4 months, a dozen similar units were sold in the area. Of those, the ones that cost more than what I offered tended to have features like a fireplace and in-unit laundry, thank you very much.
This particular space has characteristics that I find really seductive, e.g., wonderful light, huge closets. And at least one item I find rather repulsive, i.e., the chartreuse bathtub. It has features I would like (the balcony) but lacks features I would miss (the in-unit laundry) and I would feel compelled to do some work before move-in (to get rid of the beige wall-to-wall).
So after another little emotional roller-coaster ride, I am now thinking I may not counter-counter at all.
Because, although I'd be taking my chances, the odds of finding another place just as nice or nicer, for the same or better money, seem quite favorable. And I do have time -- in fact, later in the spring is actually *better* for me.
Still and all: this process is nerve wracking.
