Let me start by saying I am utterly exhausted and probably getting a sinus infection and clearly in no fit state for critical life decisions.

OTOH, I have only until Thursday to decide if I want to make an offer on the Adams Point place -- and until Sunday to decide if I want to back out of the Emeryville place (which I could do regardless of the first decision). So I need to ponder fast now.

My realtor got back into town today, so after working from 7:30-5:30, I raced off to meet him, and spent some time in both spaces. Sadly, I still like them both.

The synopsis:

The place in Emeryville is just exquisite. It was designed for a person with my kind of taste, and thus the details charm me: lovely maple kitchen cabinets, nice blinds, etc. And certain things that could be weird (pillars in the hallway) actually feel like they would work for me (bookcases between the pillars in the hallway).

But I worry: That it will make me crazy that I can't stand up in my bedroom. That there won't be enough storage. That I will feel cramped and crowded. That it will be hot and stuffy in the summer with no way to get a through breeze.

The place in Adams Point is an older building, and not without its own charm. The space feels spacious, there are lots of windows, several of which have greenery outside them, as well as a little balcony. The place has closets, closets, closets, woo hoo! Basically, it has good bones.

It does lack in-unit laundry (something that I've had and then lacked and then had again for the past 4 years or so, and I know I'd miss it, but I also know I could adjust, because I've gone through it before). The master bathroom has a tub that is an obnoxious greenish yellow color (yellowish chartreuse?). I can see that I'll want to replace window treatments, lighting fixtures, etc etc etc, in addition to starting off by getting rid of the cheap apartment-grade beige carpet.

The place in Emeryville is listed at 44K more than the place in Adams Point.

The place in Adams Point has a couple of offers on it already, whereas the place in Emeryville is mine for the taking.

I could end up getting neither and being frantic in May and June that I won't find a place before my lease runs out.

With all that, at this moment I am leaning towards backing out of Emeryville, making an offer on Adams Point. Because good bones seem more important than spiffy cabinets. And feeling sure I'll have enough room to breath seems really important. And having greenery outside the window is something I love, and maybe have missed more than I've realized.
